Vesset Capital employs a multi-strategy approach in order to maximize our investor's returns with very minimal risk exposure. We focus on value-add, and opportunistic residential opportunities in B/C class sub-markets. More specifically, our bread and butter remain to be mid-size new construction multifamilies, and small to mid-sized value-add projects. The journey starts with the acquisition, leveraging our relationships with local brokers to source deals. Upon closing, we utilize our in-house construction team to maximize the asset blueprint through capital improvements. Lastly, we engage with our strategic partners to exercise our exit strategy while distributing funds to our investors. As we continue to grow the firm, Vesset Capital aims to engage in larger opportunities including affordable housing developments, and other community focused initiatives. The firm also aspires to expand to additional markets outside of Philadelphia in the near future.
In this approach, we focus on acquiring entitled land allowed for new multifamily development. The timeline for this approach can span from a minimum of 8 months to 15 + months depending on the size of the project, and returns are slightly higher to account for the higher risk and longer timeline.
In this approach, Vesset Capital seeks real estate ranging from residential single family to mid-sized multifamily projects that are severly distressed. The timeline for this approach averages from 6 to 10 + months. Opportunities within this approach are typically more sought after by new investors due to the minimal risk exposure, and quicker turnaround.
